BUSHBURY HILL ESTATE MANAGEMENT BOARD

1. Tell us about your organisation?

Established in 1998, Bushbury Hill Estate Management Board is run by tenants for tenants and is committed to delivering high quality, customer focused services to keep homes in the area maintained to a high standard.

We have been taking on responsibility for more properties every year and currently manage over 1120 homes across the WV10 area.

All our tenants are entitled to become a member of the EMB for just 10p a share and this gives them the opportunity to vote on decisions at the AGM and to put themselves forward for election. The ability to be involved in local matters has been met with unanimous approval, with more than 881 members currently signed-up and making a difference on the ground.

2. Who do you help?

Our tenants predominantly, who rely on us to maintain their homes to the best possible standard. 

We are also proud of our strong links with the community and additional funding is regularly secured to support activities that help young people and improve facilities in the local area.

3. What services do you offer?

Bushbury Hill Estate Management Board’s priority is to keep Bushbury a clean, welcoming and safe area, giving the community the chance to thrive.

Our main focus is managing a growing portfolio of properties on behalf of Wolverhampton City Council, and this involves running an efficient payment platform, regular maintenance programme and ongoing modernisation works.

Nearly £1.5m in management allowance was secured from the local authority last year and this has been spent on improving homes, local facilities and community empowerment.

This is just the start; we also:

  • Arranged a ‘safe and well’ visit from West Midlands Fire Service for all new tenants
  • Provided free school uniform and underwear to all primary school aged children who needed it
  • Launched a £50,000 hardship fund for families suffering a loss of income due to Covid-19
  • Planned for long-term investment in the properties we manage through the Better Homes Partnership

Like most community groups, we also rallied to deliver essential services for tenants during the pandemic. 

This started with delivering essential food parcels and making supportive phone calls to arranging craft packs for children. Volunteer Board members even dressed up as bananas in pyjamas to bring some much-needed fun to the streets of WV10.

 

4. Give us an idea of some of your achievements?

The biggest success for us is our growing portfolio of homes as that proves we are delivering what our tenants and our landlord wants. 

That is the top level picture. What goes on behind the scenes is a lot of hard work, passion from our members and a collective desire to make things better in Bushbury. 

Operationally, we have also performed very well:

  • 2692 repairs were completed last year
  • 94% of tenants surveyed were satisfied with their repairs
  • 96% of the rent owed was collected 
  • 172 new homes received new fencing
  • 78 homes received a new drive to support traffic calming measures around Whitgreave Junior and Infant schools
